It is also the visit that keeps most manufacturers' guarantees valid and that landlords need alongside the annual gas safety check. And it is a legal matter as well as a practical one: a boiler service is gas work, and gas work in the UK must be carried out by a registered gas engineer.

What an annual boiler service covers
The service follows the manufacturer's schedule for the make and model, which is why the form asks what the boiler is. Broadly it runs like this.
- A visual check of the boiler, its case seals, the pipework and the flue for damage, corrosion or leaks.
- The boiler run up and its operating pressure, gas pressure and burner behaviour checked against the specification.
- A combustion analysis at the flue terminal with a calibrated analyser, which is the real measure of how cleanly and safely the boiler is burning.
- Inspection and, where the schedule calls for it, cleaning of the burner, injectors, heat exchanger, condensate trap and fan.
- Safety devices tested: the flame supervision, the overheat thermostat, the pressure relief valve and its discharge, the flue gas monitoring where fitted.
- The expansion vessel charge checked and topped up, the system pressure set, the filter cleaned if there is one.
- Controls and thermostat checked to be calling and stopping the boiler correctly.

Safety checks and inspection
The safety side of the service is what separates a service from a clean. The flue is checked along its length where it is visible, including in the loft or a boxed-in run if there is an inspection hatch, because a joint that has pulled apart in a void is the classic way for flue gases to end up inside a house. The room seal on a modern boiler is checked so that combustion air and products stay in the sealed path. Ventilation to the boiler space is confirmed where it is needed.
Anything that is not right is classified and explained: whether it can be used as it is, whether it needs attention soon, or whether it must be turned off until it is fixed.
Combustion, flue and carbon monoxide testing
The combustion analyser reads the flue gases for carbon dioxide, oxygen and carbon monoxide and works out the ratio between them. That ratio tells you whether the boiler is burning as its maker intended, whether the heat exchanger is fouled, and whether the gas valve needs adjustment. It is the single most useful measurement in the service, and a service done without one is a look, not a service.
If the house has a carbon monoxide alarm, it is checked to be in date and in a sensible place. If it has not, the recommendation is made and noted on the record.
Boiler cleaning and minor adjustments
Not every boiler needs stripping every year; modern condensing boilers are mostly serviced by test and inspection, with cleaning when the readings or the inspection call for it. When cleaning is needed it means the burner and heat exchanger cleared of debris, the condensate trap flushed so it cannot block and shut the boiler down in winter, and the fan and ignition electrodes checked and cleaned.
Minor adjustments, such as resetting the gas valve to bring the combustion ratio back into range, or recharging the expansion vessel, are part of the service. A part that has failed is a repair and is quoted separately before it is fitted.
Boiler service costs and booking
A service is a set price for a standard domestic boiler, agreed when the visit is arranged. The price does not change on the day unless a repair is found and you choose to have it done. A service combined with a landlord gas safety check is priced as one visit. Regular servicing can be set up so the reminder comes to you each year rather than the other way round.
The best time to book is late summer or early autumn, before the boiler goes back to full-time work and before the winter rush makes a breakdown visit harder to get.

How often should a boiler be serviced?

Is a boiler service the same as a gas safety check?
No. The gas safety check is the landlord's legal inspection of every gas appliance and flue in a rented property, recorded on a CP12. The service is the maintenance of the boiler itself. They are often done in one visit, but they are separate jobs with separate paperwork.
What if the service finds a fault?
You are told what it is, whether the boiler is safe to keep using, and what the repair would cost. The service itself is completed and recorded either way.
Do you service oil boilers and LPG boilers?
Mention the fuel on the form. Gas and LPG boilers are covered; oil boilers need a different set of tools and are arranged separately.
How long does a service take?
