Every landlord in England must have each gas appliance and flue in a rented property checked once a year by a registered gas engineer, and must give the tenant a copy of the record within 28 days, or before they move in. The record is the gas safety certificate, still known by its old form number, the CP12. Miss the date and the consequences run from a fine to being unable to serve certain notices.
The check itself is not a service. It is an inspection of each appliance for safe operation: gas tightness, burner pressure or heat input, flue flow and spillage, ventilation, the condition of the appliance and its flame picture, and the safety devices. Anything found unsafe is classified, labelled and, where necessary, disconnected with your agreement.

Gas safety certificate price and what is included
The price of a CP12 depends on the number of gas appliances in the property: a flat with a combi boiler and a hob is priced differently from a house with a boiler, a cooker, a gas fire and a water heater. You give the appliance count on the form and the price is confirmed on the call back. It covers the inspection of every appliance and flue, the tests, the record itself and a copy sent to the agent or landlord as well as left at the property.
A boiler service booked for the same visit is priced with the certificate as a bundle. Any repair found is quoted separately; nothing is fitted without agreement.
Domestic and landlord CP12 checks
For a landlord the check is a legal record with a fixed format, kept for two years, with copies to existing tenants within 28 days and to new tenants before they move in. Letting agents can book on the landlord's behalf and receive the record directly.
A homeowner is not obliged to have one, but the same inspection is often booked when buying a house, when an older appliance has not been looked at for years, or when a carbon monoxide alarm has gone off. The record is the same; the obligations attached to it are not.
What the engineer inspects
- The gas installation: a tightness test on the pipework from the meter, and the condition of the visible pipework and the emergency control valve.
- Each appliance: gas rate or burner pressure against the data plate, flame picture, operation of the flame supervision device and any other safety controls, condition of the case, seals and connections.
- Each flue: correct route, terminal position, integrity where visible, and a flue flow and spillage test on open-flued appliances.
- Ventilation: adequate permanent ventilation for any appliance that needs it, and no obstruction to it.
- Combustion on boilers, with an analyser reading recorded.
Each appliance is marked on the record as satisfactory or not, and any defect is described with its classification.

The form asks for the property address, the number and type of appliances, whether the property is tenanted and, if so, who to arrange access with. The call back confirms the price and a time. Tenants are contacted directly where the landlord prefers, and keys can be collected from an agent by arrangement.

How often does a landlord need a gas safety certificate?
Every twelve months, for every gas appliance and flue in the property. A check carried out in the last two months before the previous one expires keeps the original expiry date, so it does not creep earlier each year.
What does the tenant have to do?
Allow access on the arranged date. The engineer needs to get to every gas appliance and to the meter, and to run each appliance briefly.
What if an appliance fails the check?
It is classified according to the risk, labelled, and where it is immediately dangerous it is disconnected with your agreement. You get a written explanation and a quote to repair or replace it. The record is still issued, showing the defect.
Do tenants' own appliances need checking?
The landlord is responsible for appliances they provide and for all flues and the pipework. An appliance the tenant brought in is the tenant's, but the flue it uses is still the landlord's and is checked.
Can I get a copy of a lost certificate?
Yes. A copy is kept and can be re-sent to the landlord or agent on request.
Is a gas safety check the same as a boiler service?
No. The check is an inspection for safety; the service is maintenance. They are commonly done together in one visit, and the bundled price reflects that.
